I was called out to Diana’s house for a Homecare maintenance. Diana has lived here for about 2 years so we performed a thorough evaluation. During the evaluation we discovered the ductwork for the minisplit is a bit undersized, the drain line slope is minor, the disconnect is missing, and a uv light will prevent biological growth, on the package unit the wheel and both coils need cleaned, the heat exchanger is very rusted which may fail in the near future, the dual capacitor has failed, the inducer is failing, the ductwork is in rough shape with distribution boxes that are duct board, the unit is likely oversized, and the system needs an external filter rack, on the heat pump the plenums are ductboard board, the wheel needs cleaned, the flood pan is missing with its safety, a uv will keep the air handler clean from biological growth, the heat pump is missing its locking caps, and the breaker for the air handler is oversized.
