Homeowner has multiple wet spots in his ceiling in the living room and entry hallway. Homeowner also has a shower drain that is leaking whenever the shower is ran. Homeowner stated he is seldom in the house, and that the house has been vacant for over a year. Cut into drywall both in the entry hallway and in the living room. Apart from the stains on the ceiling, I found no evidence of water. The drywall looks as if it has never been wet on the topside of it. The drain lines have no evidence of leaking nor does it look as is any water has ran over them. The water lines look perfectly intact. The subfloor does not show any signs of dampness, mold or water damage. The joists appear perfectly dry as well. Ran fixtures above the wet spots, which includes a washing machine, and a bathroom fitted with a bathtub, toilet and a vanity, and found no leaking whatsoever.
