Arrived on site for a buyer inspection. The home has 2 HVAC systems: a 2007 Lennox AC (r22) and a 2007 Lennox furnace (80%) for the downstairs & a 2022 Goodman AC (r410a) and a 2022 Goodman furnace (80%) controlling upstairs. We completed a full inspection of each unit to determine overall condition, performance and safety. Both thermostats are responsive and operational in heating and cooling. We tested each units electrical and mechanical components to evaluate their performance. Both units were effectively heating and cooling with 40 degree supply temperatures from each unit in cooling and 125 degrees from supplies in heating. There are some minor issues that would help restore the systems, like fixing drain pitch and replacing rusted secondary pans. The unit for downstairs has a lot of thermal stress on the heat exchanger. No immediate repairs necessary to meet code or to restore operational status. Call complete.
