Arrived on Safeway plumbing service call regarding three toilets that were constantly running throughout the home. Upon inspection, found that all three toilet filled valve were not shutting off properly once the tanks reached their proper water level. Performed a thorough plumbing evaluation and measured the home water pressure at 100 psi, which is well above the recommended safe operating range. Further inspection revealed that the pressure reducing valve and thermal expansion tank had failed, allowing excessive pressure to enter the plumbing system. Advise the homeowner that the high water pressure is the direct cause of the premature failure of the toilet, fill valves, despite the Home being only two years old, and explained the risk of continued operation at elevated pressure, including damage to fixtures, valves, and appliances.
