I was called out to Kristina and Russ’ house for a one time inspection because they are planning on selling the house. Kristina and Russ have lived here for about 16 years so we performed a thorough evaluation. During the evaluation we discovered the upstairs system needs its fools protection updated, the ac needs cleaned, the wheel needs cleaned, the ductwork is significantly undersized for the system or the system is oversized which needs to be verified, and the gas pressure is inadequate as there is an issue with the gas being supplied to the system that a plumber will need to verify, on the main system it is missing its flood pan and coil safety, the plenums are duct board and are dirty/have biological growth, the flue pipe is single wall which isn’t up to code, the ac needs cleaned, the ductwork is significantly undersized for the system or the system is oversized which needs to be verified, and the gas pressure is inadequate as there is an issue with the gas being supplied to the
