Upon arrival, I was pointed to the garage, utility closet where the water heaters were located. One of the thermal expansion tanks had failed and begun to leak. The water was currently turned off to the home and after providing options for replacement of the thermal expansion tank we did so. After restoring water to the home, we discovered 90 psi, which indicates that the pressure regulator had failed. After providing options, we replaced the pressure regulator. Checked everything for leaks and proper function Note: When the expansion tank leaked, it got the electrical connection for the water heater wet. We checked the upper and lower thermostat and they were dry. There was some moisture in the foam insulation where the water running down the side of the water heater saturated into the insulation. We cleaned out the water where the power connection was and cleaned off the wires. After doing this, we replaced the wire nuts.
