For this cooling tune-up I inspected the customers upstairs and downstairs furnaces and condensers. The upstairs system was replaced by us in 2023 and I did not see any issues or cause for concern at this time. The downstairs system is 14 years old and original to the home. The system is low on refrigerant as I had a 4° sub cool and a 44° superheat indicating the system is undercharged and the system is leaking from the evaporator coil. I only had a 5° Delta from return to supply. Additionally at the condenser the contactor is pitted and the ohms reading were low indicating that contactor could fail in the near future. I spoke with the customers about their options and my overall recommendation would be system replacement as the repair costs are expensive and more than half of what a potential new system could cost. The customers would like to speak with a comfort advisor about system replacement to weigh their options and the difference in repair costs and replacement costs.
