Called in Sunday evening with an issue. Received a call back first thing Monday morning & a service technician was sent out later on Monday. Mark assessed the situation & got right to work correcting it.

Arrived to no cool. Customer states that the unit will run and cool for a very short time before freezing up. Upon assessment the technician found that the sub cooling is very low and the superheat is very high. This is an indication of low refrigerant charge. Performed a leak search and found multiple leaks in the evaporator coil. System is not under warranty. Comfort advisor is scheduled to meet with the customer this evening after 6pm.

Arrived to a blockage in the primary drain. Cleared drain and added a condensate drain pan treatment. Poured a gallon of water down the drain to ensure it was clear. Performed a function check n system operating properly at time of departure.
2011 5t gas furnace upflow closet. Expired manufacturer warranty. Indoor unit: Filter replaced - 5". Drain clear. Blower - motor has visible oil streaks. Evidence of history of replacement. Heatexchanger - rust found in the bend, may crack next heating season. Evaporator coil - oil streaks present, rust present, dirty intake. A courtesy leak detection discovered refrigerant molecules entering into breathable air. Supply plenum - biological growth present. TESP - manufacturer specifications indicate .15inWC and the tested total External Static Pressure is 0.62 which indicates undersized duct system. Condenser unit: not serviced for 3y per homeowner. Washed airflow restricted coil to allow proper heat rejection. Condenser fan capacitor below manufacturer tolerance - failing. Compressor inrush amperage exceeds manufacturer specifications - irreversible damage. History of capacitor replacements. Refrigerant charge - all data revealed high superheat and low subcool which indicates low cha

Arrived to no cool. Failed 45/5 dual run capacitor was the cause of the failure. Replaced capacitor under P&L warranty. Performed function check. System running normally upon departure.

Customer agrees and installed both components
Filter drier has restriction. Removed filter drier from the line and installed new. Pressure tested and pulled vacuum, checked charge and left with system cooling
Arrived onsite performed plumbing inspection made a recommendation for customer.
Found filter dryer clogged up need to replaced. Has a 17 degree difference in the dryer
I have completed the electrical inspection the panel looks great, its not the original anymore as that was a federal Pacific but it looks great now, he was having trouble with an a outlet on his dock but the breaker was just tripped
Found compressor on thermal over load located leak above the accumulator. Customer wants to fix it him self. Recommended new system with warranty he is gonna spray foam the attic this upcoming fall and will probably replace unit after that so it is sizes correctly. System is a R-22 system and customer will fix himself.
Apoun arrival informed customer that drain treatment is working and she's seeing the build up in the lines and pan breaking apart and draining out.
