Wet switch was tripped, no moisture on floor or wet switch itself. Placed cardboard underneath to prevent nuisance trips. Refrigerant levels were acceptable at this time left with system cooling
Arrived to no cool. Discovered a failed 70/5 dual run capacitor. Replaced capacitor under warranty. Checked drains to find they are clear. UV bulb had expired. Replaced UV bulb. System running and cooling the home upon departure.
Installed a germicidal UV light on each air handler. Installed a drain. Switch on each air handler and installed a condensate drain pan treatment on each unit. Replaced the Nest thermostat with a Honeywell T4 thermostat. Performed function check. All systems are running and cooling the home.
Repaired outdoor receptacle. Replaced box and GFCI. Verified 120v on new outlet.
When I arrived the house was hot I checked the outdoor unit it had no low voltage. Checked found the indoor board flashing 3 flashes saying fault from r32 sensor removed coil door and checked for a refrigerant leak, found the sensor had some liquid in it unhooked board still flashing causing fan motor to stay. I need to order indoor board and sensor. To get Air Conditioner running for homowner I hooked up outdoor transformer to back feed power to thermostat and unhooked legacy clip inside AHU. Cycled on AC checked volts, amps, temperature splits, refrigerant pressures including superheat and subcool, cycled system off to verify it would shut off we will order the indoor AHU board and r32 sensor and come and repair after parts come in. Homeowner would like a call letting her know when it will be.

Pricing on this estimate is to replace the angle stop on the guest bathroom toilet. The existing line burst, and the stop would not shut off. This stop needs to be replaced. Comfort Experts will shut water off to the residence, and then remove the existing stop. We will then install a new 1/4 angle stop in its place. Once installation is completed, we will test the repair for leaks and proper functioning.

Need to return first call Monday morning to install 2 UV lights, 2 drain safety switches, a thermostat and 2 drain pan treatments. Two system tune up performed this evening. Primary bedroom unit is a Goodman heat pump with air handler installed in 2015. All electrical connections are tight with no corrosion. Blower wheel and evaporator coil are clean. Refrigerant levels are in range. Compressor and condenser fan motor are acceptable. Outdoor unit was washed and waxed. Main system is a good an heat pump installed in 2019. All electrical connections are tight with no corrosion. All amp draws are within range. Evaporator coil is slightly dirty due to an improperly installed UV light that has eroded the paper air filter. Coil will be cleaned when technician returns on Monday morning. Compressor and condenser fan motor are acceptable. Outdoor unit was washed and waxed. Neither unit currently has a drain safety switch.
Customer has a soft spot in the floor and wanted to make sure it is not coming from the condensate line on the air conditioner. Technician crawled under the house and located the soft spot from the underside of the house. Spot is currently dry and the condensate line is not close to the spot. Looked for a leak and could not find any plumbing close to the area. Technician does not know what would have caused the spot spot in the floor.
Super tune up performed today on a one year old Ducane heat pump with air handler. All electrical connections are tight with no corrosion. Psc blower motor is acceptable. Blower wheel and evaporator coil are clean. Heat strips are pulling proper amperage. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Outdoor unit was washed and waxed. Suggest adding a compressor saver to the outdoor unit to help with the efficiency and the reliability of the system upon start up.
