2011 3t hp closet upflow. Homeowner immediately expressed that she will use home warranty upon anything I find. System is overcharged, Homeowner states home warranty company 3-4 years ago had to charge the system. Homeowner keeps it at 80° all year round. Start wire on the T1 of contactor at the condenser unit is melted. Biological growth present in the indoor unit. Blower capacitor is below tolerance. T&P valve installed incorrectly- against code. Homeowner declined all work and will only use her home warranty.

2017 5t Daikin hp closet upflow. Could not verify manufacturers warranty. Drain clear. Filter inspected- flimsy filter gets pulled up and bends when blower comes on allowing unfiltered air to pass. Evaporator coil inspected- what seemed to be oil streaks in coil, I showed homeowner and performed a courtesy leak detection and as soon as I put my detector in the space it was alerting. Blower wheel inspected- dirty wheel reduces airflow efficiency and puts stress on motor. Heavy biological growth- indoor air quality is poor. Electrical compartment inspected- lots of rust on heatsrtip kit bolts and biological growth. Too much humidity in compartment. Outdoor unit. I took the fan off and thoroughly cleaned the coils from the inside out. The disconnect surge protector is no longer in service indicating that's its been utilized and needs a new one. 70/10mfd capacitor fan side below tolerance. Fan FLA is 1.12 which exceeds manufacturers data. Compressor inrush Amp current is 138 which exc

Arrived to customer's home and met the homeowner. When I arrived the outdoor unit would not come on, it had no high voltage coming in. I checked the breaker panel and found the breaker tripped. When I reset it the power to the home was lost. The 200amp breaker supply power to the building was tripped. I reset it and the power come back on inside. I diagnosed that the compressor outside was mechanically locked up causing high amps on start up causing the breaker to trip. We shared our findings with the homeowner and set up an appointment for a Comfort Advisor to come out tomorrow morning and give estimates on replacing the compressor and indoor coil.

Upon arrival techs talked to home owner about the membership plan. Once we finished talking we headed out side to the unit. Tech noticed that the uv light was out. Once we got all of our readings techs cleaned and waxed the unit once the unit was clean we hooked the gages back on and our subcool was at 5 everything was up to our standards.

For this evaluation customer stated the u it cut off around 6pm yesterday, July 12th after another tech left. When I got in the air handler there was no call for cool from the thermostat. Outside refrigerant levels looked normal after I wire nutted R,Y,O and G. In the attic the drain line has a a 0⁰ slope so water was just sitting in the pipe and tripping the float switch continually. I adjusted the pipe and cut some off to give it a better degree of slope to allow for drainage.

For this evaluation, I showed up to the customer's house and she stated the indoor was not blowing any air, but the outdoor was. When I got to the air handler there was water coming from underneath, and when I opened it up the coil had some ice on it. At the outdoor gauged up and this r22 system was extremely low on refrigerant which is what is causing the system to ice over. I talked to the customer about the cost of repairs versus replacement and she would like to speak to a comfort advisor about replacement.

On arrival system was running and cooling producing an 8 degree delta. Superheat was 25 and subcool was 24. Coil was dirty but not enough to restrict airflow. Recommended speaking with a comfort advisor about replacing the system due to age and condition. System on and nominally cooling as I left.

Tech Cody arrived to customer's home and met the homeowner. The system was not cooling and the indoor coil was freezing up. I found that the thermostat wire for the blower had come loose and wasn't allowing the blower to turn on. I shared my findings with the homeowner and conducted a minor electrical repair. System was cooling when I left.
