WOw! Awesome again!

Jhordan was the icing on the cake!!! So, about twenty years ago, my a/c went out. Comfort Experts were the ones who did the replacement. Fast forward to late last week, the old unit has decided to retire… Comfort Experts to the rescue! From the service tech who got my old unit to limp by for a few more days, to the salesman who explained all the options and didn’t try to sell me stuff I didn’t need, nor the most expensive packages, to the highly professional installer extraordinaire, Jhordan! For this cooling tune up I inspected the furnace and condenser. For the most part everything was measuring with a manufacturer specs and running well. The drain lines did not have any vents as required for proper ventilation and to prevent sewage gases from entering the home. I formed the customer that the events were needed, as well as how slow the drain line was draining that there was a potential for a clog or clogged developing. I filled out the drain form as she did not want to get it fixed and that she would think about it. I recommended a IQ 200, because she has a UV system however it is old and the bulb is out. Additionally I recommend a compressor saver, surge protection, low voltage wiring insulation, and lastly a drain line repair. Customer said she would think about it and get back to us if she decided to move forward with the repairs.

Tech Cody arrived at customer's home and met Julie, she directed me inside to the thermostat and indoor unit. I started my inspection inside with swapping out the filter, the coil was clean, the blower was clean, the UV light wasn't in need of replacement, and the heat strips were pulling proper amperage. I then went outside and washed out the coil, when taking the electrical readings I found the unit was operating normally according to the data tag. After the coil had dried I took refrigerant readings and found the unit to be properly charged. The system is in great condition and prepared for summer.

For the super tune-up I inspected the air handler and condenser. During my inspection my gauges were showing below expected sat temperatures. This indicates there is a possible leak somewhere within the units. I will return once I get my leak detector to accurately diagnose if there is a leak.

Tech arrived at a membership tune-up. Upon inspection, the capacitor was within specs. The contactor was in working condition. The condenser coils were hosed off to assist with air flow across the coils. The filter was clean. The blower area was dirty. There was growth present in the system. The drain was clear. The customer was informed of recommendations today. He decided to move forward with adding a treatment strip to help keep the drain system clean. This item was installed today. The system was functioning upon departure.

03/25/24 - tub shower leaking at faucet. Unit is old enough that I may not be able to match parts for repair and needs a new shower unit. Waterheater is very old and will go at any time. Talked about being ready to replace unit due to age.

This is a r22 system still working but with age and under lying condtions It doesn't make much sense to put any money towards. She would like to see this system till the end. She is interested in uv just not at this time

On arrival system was running and heating producing a 20 degree delta. The indoor unit had a clean blower and coil and a severely restricted filter. The outdoor unit passed all electrical inspections but the compressor was starting at 112 amps when manufacturer recommends no more than 109. I recommended a compressor saver kit to address this and recommended renuing his maintenance agreement. Customer will discuss with the owner of the home.

Upon arrival she showed me to the electrical box I could not find any markings or tags for the box but it was clearly very old it had no disconnect for the house so you cannot turn off the power to the house without pulling the meter there were a bunch of different brands of breakers in there and after taking off the cover plate I saw that all of the neutrals were stuffed under two or three lugs I talked heavily about getting this panel replaced as it is not what I would consider safe by any means her original problem was a flickering light of which after looking in the panel I found that the breaker was pushed out almost all the way she said that this happened after a storm

Ran STU on unit. All heating and cooling components tested normally. Did find unit had minor signs of biological growth, no surge protection, and outline vapor line insulation was deteriorating. Replaced uv insulation. Found no other issues at this time.

Tech arrived at a 2nd year HP tuneup. Upon inspection, the capacitor was out of tolerance and was replaced. The filter was dirty and replaced. The drain was clear and bleach was poured. The primary and secondary drain lines were connected. There was no system cleaner installed. The Deltas was within range. The customer was informed of recommendations today. She decided to move forward with renewing her membership today. The system was functioning upon departure.
