Derek checked drain in upstairs unit, making sure that it was draining properly and not about to cause a problem. He was very professional, prompt, and thorough. Made sure everything was working properly.
For this job I performed a cooling tune up. No significant abnormalities were noted during the inspection aside from over amperage at startup. I recommended a membership for discounts and privileges. I recommended installing either a compressor saver kit or a soft start kit to bring down the initial amp draw. Homeowner signed on for a membership and requested estimates to be sent to possibly have one or the other done another day. Homeowner had questions about possibly adding a extra duct to the system to cool one of their closets that does not have a vent. I recommended a referral with IAQ specialist look at their ductwork and give them an estimate. Homeowner did not want the referral at this time but may call to have IAQ specialists come out at a later date. For this job I performed a evaluation. Upon arrival homeowner notified me that they had had another company go out a few weeks ago and add refrigerant to her system and she feels that the system has not been cooling well since then. She stated that the previous company came back out and they recommended replacing the system, homeowner wanted a second opinion. I leak searched complimentary to the service call but was unable to get a strong leak detection. I attached the video and had several small detections in the evaporator coil in attic unit. When I gauged up the system was severely low on refrigerant. I spoke to homeowner and gave options between a major repair or a replacement. Homeowner would like a estimate for a new system to be able to decide which route to take. Comfort advisor scheduled for 6/17/25 between 12:00 to 3:00
Arrived onsite customer loosing water on the water system registering at the meter. Gave quote to perform a leak located so we can pinpoint what’s going on and give estimate to fix it. Customer will call us if she wants to use us to find leak,
Upon arrival owner informed me that the system was not running. Owner stated that system had not been working for a couple days. Due to heavy rain I started with an indoor leak search on the evaporator coil. No leak was found. While at the home the rain stopped, allowing me to examine the outside components. I quickly noted that the Capacitor was dead with no charge, the primary electrical control unit was also found in poor shape. I recommended replacing the capacitor, the contactor, as well as adding a hard start kit to help with longevity and efficiency of the compressor. The homeowner approved and suggestions. Before leaving system was left operational with a delta of 19 and running on 70 cool. No further abnormalities were found during inspection, thank you so much for choosing Comfort Experts.

On this visit I looked at both heating and cooling. This is a DC inverter system. The condensor is in tolerance. It has a sub cooling of 8° and td of 20°. The airhandler could use a uv system to help prevent biogrowth. The blower motor is relatively clean with some build up the the wire harness. They didn't have a filter to change it out today but say the have one coming. The system is in over good health.
Tune up on 2010 York gas system checked all componenets and operation of equipment no return plenum is present. Some low voltage wires exposed on outdoor unit recommend upgrade system due to age and efficiency.
Came to house for electrical tune up and gave him an electrical inspection and also quoted to add smoke detectors and also add surge protector
Wrote estimate for water heater replacement those estimates do not include electrical work to get electricity to water heater. Need to set up an electrician to come out to customer home to quote electrical work.
System is heating and turning off at the appropriate time refrigerant within range in Delta is within range nothing is wrong. System is currently heating.
Her panel looks great her plugs are wired correctly she was having trouble with the outside plugs but I found that they were working and they are attached to a GFCI in the garage I couldn't find any inconsistencies in power but I did check out a couple of light switches to see if I can get her show light that is 15 ft high to turn on but I was unsuccessful she's going to try and replace the light bulb when her nephew comes by
