Just had my yearly check up on both my units Zak did a great job and informed me about everything going on during the process.

On arrival system was running and cooling producing a 20 degree delta. Both indoor units were clean and the drain lines flowed when flushed. The upstairs condenser is overamping on start up, otherwise both outdoor units passed all electrical testing.
Tech arrived at a tune-up. Upon inspection, the condenser fan capacitor was almost out of tolerance. The condenser coils were hosed off to assist with air flow across the coils. The condenser was noisy upon startup. The filter was clean. The blower area was dirty and there was growth present. The drain was clear. The customer was informed of recommendations today. He will see what he can do himself and would like a follow up on Wednesday about the Level 2 Duct Cleaning. Tech will follow up at that time. The system was functioning upon departure.

Cusotmer stated that the heat would not work. Found pressure switch stuck open on furnace. Replaced pressure switch under P&L warranty. Found no other issues at this time.
Tested all components all measured within ratings and specs. Refrigerant level is normal. Washed and cleaned condenser. Changed filter.
Arrived for STU All components were working and in tolerance Found problems with one of the ducts fallen, p trap too small and gurgling due to Blower suction, bio growth, disconnect not connected correctly Recommended rehang duct, redo p trap, uv light, and mount disconnect correctly. Customer said she will call other company and see if they will do the work we found. Also quoted a new water heater
This systems is tolerance. The only recommendations I have would be to clean out return grill and add a hard start to the system for longevity. Other then that system is ready for cooling.
Found customer's mini split was low on refrigerant. Another company had originally installed the mini split. Customer will reach out to installing company to top off. Denied charge from us.
During inspection discovered that contactor was forced closed and that was causing the coil to freeze and that the cap was below tolerance Spoke to customer and got a new cap and a compressor saver installed and let the customer know that due to the compressor running 24/7 that some non condensables could have gotten back to the compressor Left customer's house with system operating properly
Estimate to install a new gas tankless water heater system in utility closet. Estimate includes all labor and material for install and any code upgrades as well.
During inspection discovered multiple parts that were pushing towards the end of their life's and I brought all the information to the customer and let him know the condition of the systems and how there are multiple things that need to be taken care of and customer wanted to hold off for now and think it over before committing to doing anything with the systems Customer denied service and left with the systems operating
