For this call I performed a evaluation. Homeowner wants a quote for a mini split unit installed in his office for heating and cooling. Main area heating conponant is a gas furnace. Unable to complete evaluation due to gas being completely disconnected. Shop owner is to get in contact with the city to see about getting the gas meter reinstalled. Shop owner would also like to go ahead and have a estimate of a new gas furnace replacement as well.
Performed full tune-up on both systems; units left operating. • Filtration/IAQ: Home uses thin return filters that do not seal/capture well → heavy dust buildup observed at blower motor and plenum (photos taken). Reduced filtration is impacting indoor air quality and efficiency. • Condensate Safety: No drain (wet) switch on primary drain line; risk of overflow/leak and water damage if line clogs. Recommendations 1. Upgrade to proper high-efficiency, correct-size filters (tight seal) to protect blower/coil and improve IAQ. 2. Install drain safety switch on condensate line to shut system off on overflow and prevent water damage. 3. Optional: enroll in membership (20% off and annual inspections) to keep maintenance costs low and prevent future issues. Homeowner Decision • Homeowner will think about the recommendations (filter upgrade, drain switch, membership) and follow up.
Today I showed up for a complimentary plumbing inspection checked everything indoor and out hose bibs tankless water heater all faucets and drains found a couple of concerns one of them being the tankless water heater has not been descaled since it was replaced 5 years ago there is a buildup of corrosion currently underneath it there was a leak underneath the right bathroom sink in the master bathroom I repaired that today as well as unclogged the Jack and Jill sink upstairs discussed the home and budget protection plan with them and the benefit that it's provides they would like to think about it unfortunately I'm at a loaner van and did not have paper copies to hand to them today they would like to know if the office can email them the information so they can review it thank you for choosing comfort experts!
Came to job for electrical inspection and house looked great talked to customer about swapping out breakers that are tripping customer has ordered some breakers but he said he's going to do it on his own but also talked about adding search protection to his house to protect everything that he's got inside
I have replaced the ballast for the light and it's now functional
I will return tomorrow with a ballast between 10 and 12 to install and replace the old one
