Arrived to no cool. 04 code on outdoor condenser indicating a locked rotor. Outdoor unit is very dirty and is restricting air flow across the coil. A tree is growing over the condenser that is further restricting air flow. Tree needs to be cut and unit needs to be washed. Compressor saver has failed and needs to be replaced. Performed a hard reset on the system and it was able to start. System running and cooling the home upon departure. Customer does not have water to the home at this time and the coil was not able to be washed. Customer said she will call the water company in the morning and get water back to the house. She will call us to come out and wash the unit when she has water back to the house.
Find mini split low on charge only 5 months old. No warranty on charge. Tighten connections and charged systems the best I could

Estimate accepted to install 100A feeder to garage. New member. Customer is going to communicate with us when builders are ready to pour concrete. We will install conduit and did trench before pad is laid. Contractor contact info is 844-941-0999. Roy Rodriguez. Wolfsteel buildings. Tentatively customer thinks first step will be ready beginning of September. Will require 2-3 trips. Disconnect and reconnect will be scheduled at first visit. I spoke directly with concrete contractor and they will call me 2-3 days before concrete is poured. Customer paid 33% down payment. 33% will be collected after conduit is installed. And final 33% will be collected at final switch over.
Completed cooling tune up on a 9 year old heat pump. Pressures are good has biological growth in air handler recommend a uv light for that. Outdoor system is running within manufacture spec.
Found contactor was burned up and not passing 240 volts thru contacts. Ecm fan was running replaced contactor and compressor came on. Believe contact was burned up from the shorted float switch causing it to close and open suddenly creating heat
Replaced thermostat and found that the ecobee was shorted due to a shorted float switch. Replaced float switch and verified system was cooling properly watched for 20 mins and verified pressures.
When technician arrived system was cooling. Homeowner informed me that ecobee randomly went to heat mode has done it in May prior customer is going to buy a different Wi-Fi thermostat and have us install. Checked drain line checked filter and everything is working as manufacture spec

I haven't found what exactly might be the problem but it seems that 1 of the smoke detectors is defective so the home owners are gonna replace it them selves and try to see if that works
Found drain line clogged. And no float switch in primary drain line. Recommended a treat and clear and a primary float switch she went with recommendation for today's repair also talked about home and budget and all other recommendations.
Upon diagnosis of upstairs system found that the problem with the airflow is that is the only duct that is split between two rooms all the other rooms are fed by a single duct so to even out the airflow up there it would be best to install another duct and feed the bedroom by itself and bathroom by its self. Upon opening system I found a lot of biological growth on coil in the cabinet and blower motor recommended IAQ 300 to help combat viruses in the house and to keep air quality good for the upstairs for the bedrooms. Happened to look at main system complementary and saw secondary drain pan full of water found primary drain clogged recommended a clear and treat the drain and to install a float switch in the primary drain. Also found biological growth in that system to pictures are as followed in the notes also recommended an IAQ 300 for that system. Filter sizes for the house are 20x25x4 and 20x20x4 Definitely recommending adding some ductwork upstairs and maybe tweaking a few of
Found failed Auxiliary motor starter. Replaced and ran system check found no other issues at this time
