We had a semi annual maintenance call, and everyone we encountered was friendly and helpful.
Showing up at 9:00 at night after I texted I was not home when I got the message he was on his way is ridiculous I was sick and in bed and had to get up to see the repairman
For this cooling tune-up I inspected the customers upstairs and downstairs furnaces and condensers. The upstairs system was replaced by us in 2023 and I did not see any issues or cause for concern at this time. The downstairs system is 14 years old and original to the home. The system is low on refrigerant as I had a 4° sub cool and a 44° superheat indicating the system is undercharged and the system is leaking from the evaporator coil. I only had a 5° Delta from return to supply. Additionally at the condenser the contactor is pitted and the ohms reading were low indicating that contactor could fail in the near future. I spoke with the customers about their options and my overall recommendation would be system replacement as the repair costs are expensive and more than half of what a potential new system could cost. The customers would like to speak with a comfort advisor about system replacement to weigh their options and the difference in repair costs and replacement costs.
Evaluation on trane gas system home inspection report said coil and plenum needed to be sealed that some corrosion on secondary drain pan, and that system needed to be serviced. Checked coil and plenum for air leaks sealed coil door with metal tape system is sealed appropriately secondary drain pan corrosion is normal for a horizontal split system and system has had regular maintenance, records are available.
System filter was clean the Delta within range. all safeties on the furnace are working. Both Plenum’s are clean. the condenser outside was very dirty so condenser was cleaned. capacitor with intolerance. refrigerant with range. System heating and cooling
On arrival system running and cooling producing a 22 degree delta. Indoor unit clean and in good shape, biological growth beginning to form in supply plenums. Outdoor unit passed all electrical testing but compressor is overamping on start up. Customer declined all recommendations at this time.
For this job, I installed the Aprilaire upgrade kit and filter along with the attic tent the customer ordered.
Callback on the previous duct cleaning crew. Cleaned the return plenum along with the return ducts.
Who's evaluation we inspected the furnace and condenser, all equipment was measuring with the manufacturer spec and running well. I'll talk to the customer she was interested in an attic tent with dimensions of54 inches long, 24 inches wide at the attic entrance, as well as in Aprilaire upgrade kit as the filter they are using now does not capture all the dust entering the unit. The dimensions are 20x25x4 for Aprilaire Upgrade kit. Additionally we talked to the customer about a duct cleaning as construction was happening in the home and nearby and entering the system bypassing the filter and getting their duct system and plenum's super dirty. Customer wanted all three recommendations and paid for ahead of time and she is scheduled for duct cleaning June 20th and rec work will be performed once materials are ordered and delivered.
For this evaluation the customer stated they failed the home inspection because there was a "large temperature difference" from one side of the house to the other in the upstairs, as well as the door switch to the furnace was taped down. I removed the tape off the switch, however I'm not sure what the home inspector means but that as he did not use a number value for the difference he talked about. I had a 28⁰ Delta from the return to supply which is extremely good. The subcool was approximately 7⁰, with a 20⁰ superheat for the upstairs, and an 8⁰ subcool with a 17⁰ superheat indicating refrigerant levels were right where they need to be. All ducts were intact and vents were open.
During inspection verified that systems were cooling properly Spoke to customer about cap being low on upstairs condenser and also recommended compressor savers and drains switches for his systems to help them be more reliable and be protected Customer wanted to hold off for now since they are trying to sell the home and are gonna try to relay this info to the new home owners Left customers house with systems operating properly
This system in now clean I could not take pressure reads or deltas because the compressor cap is out of tolermace reading 6.9 should be 45. They are having a friend replace it. The filter is clean. And the heating side is in tolerance.
