Today we showed up for a plumbing inspection. Upon arrival homeowners are selling their house and had an inspector come out and take a look at everything. The inspector had worries about discoloration and the sheetrock in the garage, there is a bathroom above it. As I got here I opened the meter box and check to see if the dial was spinning, I put a timer on for 5 minutes and it stayed the same. I went upstairs to the master bathroom and flush the toilet about a dozen times, and then walk down the stairs to the garage to make sure that there is no water coming out. And everything was working well. I went back upstairs I filled up the master tub , and drained it. Went back down the stairs to check to see if there was water, and it was still dry. I went back upstairs and filled up the shower pan, and sprayed the walls of the shower. After draining shower I went back downstairs and checked it was still dry no leaks. On arrival system running and cooling producing 20 degrees delta. Evaporator coil is extensively rusted, there is no water safety on the airhandler and extensive bacterial growth. Outdoor units capicator was just about out of tolerance. Customer is interested in replacing system and water heater. Set an iaq visit for Zak to go over air quality and air flow and he can set a comfort advisor visit while there.
Came in to check why upstairs was not cooling, filter was clogged and when I took it out to check airflow at vents I could feel the co,d airflowing strongly. Replaced with 1 inch filters at return grilles Customer declined work for April aire filter replacement and will replace himself Went outside to check pressures and refrigerant levels are perfect Capacitors are working great they are in tolerance Went ahead and checked older machine and turns out it is overamping by 6 amps and recommend compressor saver kit for older machine

On arrival system running and cooling as intended. Current uv system is burnt out and has allowed bacterial growth to start forming in supply plenum. Recommended adding a iaq 200 instead of replacing bulb since the iaq 200 actually kills spores in airflow instead of just on surfaces. Outdoor unit passed all electrical testing but was overamping on start up. Recommended adding a compressor saver to reduce wear and tear on compressor. System cooling as I left. Customer would like to update membership but will call in to ensure he isn't double charged.
