For this super tune-up, it was a package unit and we inspected the heating and cooling side of the heat pump. All equipment was measuring within manufacturers specs and running well. Cleaned the inside of and outside of the condenser coil. Left with system cooling.

For this evaluation I showed up to the customer's home and the indoor was running however he said the outdoor has not been running since 10:00 a.m. this morning. Want to watch the condenser and open it up the capacitor wiring at the hermetic and center had melted and detached. This is most likely due to loose Spade connections so I talked to the customer about what I found and went ahead with the minor electrical repair. I put new space connections on the wiring and reattachments to the capacitor, the capacitor was still well within tolerance and when I reconnected everything and turn power back on the system started running as expected.

For this evaluation I showed up to the customer's home and they stated the evaporator coil all the way to the compressor was frozen solid. Customers just closed on the house yesterday June 28th. During the home inspection the inspector noted numerous problems with the HVAC system and another company out on June 11th to "fix"the issues. When I opened up the air handler there were two filters on top of the evaporator coil restricting airflow and causing the freeze and ice buildup. When I took the filters off and gauged up outside I had a 48° saturation temp and holding steady. I had a 32⁰ superheat and a 9⁰ Subcool, indicating a likely restriction in the TXV metering device. Additionally when I tested the capacitor it was rated for 70 MFD and reading 56.8 MFD, so this capacitor is way under the 5% tolerance. With a capacitor being out of tolerance there is a likelihood of it failing in the future, causing the compressor to not operate and pump refrigerant.

For this super tune-up I inspected the air handler and condenser, besides the capacitor on the condenser everything was measuring within manufacturers specs. When I gauged up my saturation temp was four degrees above freezing however my super heat and ubsub cool looked relatively good. I went ahead and leak searched the evaporator coil where I was getting some sporadic hits for refrigerant. I talked to the customer over the phone and explained my findings and the next steps he can take to remedy the issues at hand. He said that he will look over the recommendations as well as the form and get back to us.
