Today we showed up for a plumbing estimate. Upon arrival the front bathrooms lavatory drain was leaking at the 45, and the master was leaking from the pop-up assembly. We cut off the old 45 glued a new one, set a new p-trap. Tested there were no leaks and everything is working well. I have completed my electrical tune up and found that the main panel looks good just needs a surge protector but not interested at this time the gfci's are present and wired correctly
Today we showed up for a complimentary plumbing estimate. Upon arrival the front yard hose bib had a leak at the bottom of the PVC 90. It was split and was not able to be repaired so I needed to be replaced. Replacing 90 and anchor the hose bib into a piece of wood. There are no more leaks and all works I should be. Arrived onsite water heater is 3 years old performs flush on water heater was not heavy sediment content. Explained membership customer already pays for home warranty company not interested.
Customer is gonna be moving out of the country in the next year and a half. They don’t feel like this is a good investment for them to take on.
On arrival system was very low on refridgerant. Recharged system with 3 pounds of 410a to a 10 subcool. Only found leak at suction line king valve. Tightened it in an effort to prevent it from leaking further. System cooling as I left, no leaks found inside or outside aside from king valve.
Will be returning Wednesday the 6th after 2 to install a ev charging plug Eaton black type 60 amp
Completed cooling tune up electrical components on condensered okay Freon levels okay found evaporator coil leaking completely clogged and dirty evaporator cool also rusted out found blower motor and squirrel cage completely clogged filters are good cleaned condenser customer would like appointment with CA tomorrow mid-afternoon to talk about pricing for equipment
Arrived onsite customer had a minor issue at kitchen sink. Repaired and tested afterwards everything working properly.
Found a couple issues while doing tuneup Mainly the condensation drain line has been leaking for I don’t know how long, I highly recommended to reconstruct the drain line, unclog, whatever is making it only flow through the secondary onto the emergency drain pan line Sold the job, scheduled to come out on Wednesday for first call I will also be replacing capacitor since it is out of tolerance Other than that, the refrigerant levels are in good standing. IAQ dehumidification estimate Humidity measured at ~50% Coil drain pan is not leveled correctly so not all water drains out It appears water has overflowed the pan in the past as water staining is present in the supply plenum and will eventually result in biological growth ReLevel the coil or system and install a UV filtration upgrade eliminate these issues Superheat is measuring at 34 which indicates that the TXV is not operating correctly and need to be replaced. TXV issue is resulting in a higher than normal coil operating temperature which is preventing it from condensing as much water from the air as designed No water safeties are present on the equipment as well Homeowners will discuss our findings and get back to us with their decision
