Found a couple issues while doing tuneup Mainly the condensation drain line has been leaking for I don’t know how long, I highly recommended to reconstruct the drain line, unclog, whatever is making it only flow through the secondary onto the emergency drain pan line Sold the job, scheduled to come out on Wednesday for first call I will also be replacing capacitor since it is out of tolerance Other than that, the refrigerant levels are in good standing. IAQ dehumidification estimate Humidity measured at ~50% Coil drain pan is not leveled correctly so not all water drains out It appears water has overflowed the pan in the past as water staining is present in the supply plenum and will eventually result in biological growth ReLevel the coil or system and install a UV filtration upgrade eliminate these issues Superheat is measuring at 34 which indicates that the TXV is not operating correctly and need to be replaced. TXV issue is resulting in a higher than normal coil operating temperature which is preventing it from condensing as much water from the air as designed No water safeties are present on the equipment as well Homeowners will discuss our findings and get back to us with their decision
Arrived onsite customer wanted me to inspect the water heater located at the back of the trailer home. Inspected water heater is about 7 years old but is operating properly right now. Both element on water heater are firing when calling for heat at thermostats.

Today I did a repair on a 4 ton system. I added a 35/5 cap. Then I performed a maintince on both. Both system test in tolerance Super heat 15° Subcool 10° New filters/ clean condensors Motors all test in tolerance the compressor could use easy starts to reduce inrush by 75%. Reducing wear and tear and service calls 📞. TD is 20 on both. System are now back online and ready for cooling

For this job, I did a cooling tuneup. Noticed there were no water safeties on the system and recommended placing one. Considerable dust buildup on the blower, suggested cleaning the blower. Also suggested April air to reduce bypass dust. The condenser refrigerant levels were good. Capacitor was fine. coil was very dirty. In rush was a little bit higher than it’s rated for, suggested a hard start kit to reduce it. System cooling when I left.
Upon arrival system was on cool and thermostat was satisfied at 70, lowered temp to get unit running. Inspecting air handler all components were running in tolerance. Evaporator has a piston installed. I noticed some build up on outside coils of evaporator and wrong size filter was installed. Was asked by home owner to find correct size and advise so they can purchase correct ones. Delta was a 17 from return to supply Moving to outdoor condenser unit, capacitor was in tolerance and contactor was in good condition. Compressor has high inrush amps draw rated for 109 actual was 130. Washed coils from inside out, very little build up on coils. Gauged up and pressures looked good but unit had low superheat. Recommended soft start kit Recommended membership Recommended Evap coil clean Recommended Air quality specialist lead Home owner declined Air quality lead Thermostat was returned to preferred temperature upon departure. Home owner stated they will take time to decide on next steps

For this job I performed a tune up on both systems, upstairs and downstairs. I noted both drain systems did not have a drain safety on them, one of the two systems capacitors specifically the upstairs units dual run capacitor was out of tolerance, the downstairs units lra with above the data tag rating, and the upstairs units lra was very close to the data tag rating. I suggested work either separately or all together with a membership or discounts and benefits. Homeowner declined at the moment and requested estimates to be sent. For this job I performed a evaluation. Homeowner stated that they noticed that it was hotter upstairs and downstairs and it didn't seem to be cooling since the tune up I ran. When entering the Attic I quickly noticed that the disconnect on the upstairs unit was flipped off. I turned on the disconnect and the system began running within normal limits.

Both systems were amping over rla rating on data tags. I recommended installing either hard start kits or soft start kits for both systems. I recommended a repair on a burnt wire. I recommend it starting a membership for discounts and benefits. Homeowner opted to have burned wire repaired at the moment and declined all other suggestions.
