On this job I cleared a drain and installed a new easy start. Job complete. System back online and ready for cooling
During this visit I looked at both heating and cooling. I'm happy to report the system test in tolerance. The system does have a high inrush. But this is a issue that can be solved. TD is 20° Concerns high in rush can be solved by easy start management system. This will reduce this inrush by 75%.

Today we showed up for a complimentary water heater flush. The homeowner had one a free water heater flush and a spin at the grapevine mall. It is a Whirlpool water heater, was built in 06 and has had very little maintenance done to it. I had advised the homeowner that doing a water heater flush could cause a leak to happen from the tank, be homeowner still wanted to get the water heater flush done. for this job. I did an evaluation. Thermostat set to cool, but whole system was not running. Went to the air handler to check electronics, and when I pressed The blower door switch, The system came on. Took A Delta and it was 20. Went to The outdoor and refrigerant Pressures/temps were good and remained stable. Stress tested the drain line And it tested good. System stayed on and pulling for over 30 minutes without issues. Told homeowner to call us back if there was another issue.
Cooling tune up, Condenser is undersized, not cooling entire home we’ll 3 ton when it should be at least 4 tons Customer states that daughters rooms are not cooling efficiently Evaporator coil is oversized, losing efficiency as well there Washed the condenser, poured a gallon of water down condensate line and it took i, no issues Disconnect wasn’t found easily, it took a while to find, it was inside breaker panel, needs its own disconnect, safety issue and legality problem probably To fix issue with cooling, Condenser and evaporator coil must be replaced and sized appropriately Home is 2400 square feet, 600 sq feet per ton, 4 Ton is the minimum size Had a 22 degree delta, no issues with refrigerant levels Thank you for choosing Comfort Experts, have a great day

System is low moves air and filters are clean system charge is low and is r22. Customer wants to talk replacement tomorrow at 1pm.
Performed evaluation Upon arrival thermostat temperatures were met and when system was turned on it did not make any noises - tested system on/off Return grate has slight vibration - reccomended to homeowner to put 1 inch filter in ceiling and remove larger filter from filter base - this may not be a complete fix Blower motor performance is good while evaluating System delta 17 Unable to make reccomended estimate due to working system operation Advised homeowner to make recodings of return and supply - where noise persists - make video of outdoor and indoor unit while noise reshows - homeowner is aware possible evaluation fee for continued return System left on cool at exit
Upon arrival for double system tune up systems were on in cooling and both thermostats were satisfied at 78/79 I asked homeowner for filters to replace, he provided one for each system I dropped temperature on both systems and went into attic to begin tune up I started with downstairs system and checked deltas, downstairs had a 20 degree delta I then checked blower motor, blower wheel was clean and in good condition I then checked evaporator coil and it was also clean and in good condition Lastly I poured bleach down the drain line and chased it with 1 gallon of water with no backups I switched to upstairs system and checked deltas Temperature delta is 20 aswell but started climbing because of return being right next to attic access I then checked blower motor which was spotless and in good condition I then checked evaporator coil which was also clean and in good condition Lastly I tested drain line with bleach then chased with another gallon of water since both primaries were in li
IAQ ESTIMATE system very dusty from recent remodeling Ductwork and furnace/coil needs to be cleaned to remove allergens and return efficiency to system to prevent premature failure Biological growth present in the supply plenum and likely in the ductwork due to dust build up. Construction materials off gas chemical fumes for years depending on materials used All air quality products come with lifetime warranties on in the electrical components and 3 year warranties on the UV bulbs Coil should be resealed to the plenum.
