Michael did a great job except the issues with the system were above his pay grade so he called the big guy to look at it . Hopefully it won’t be anything major !!

For this job I performed a evaluation. Upon arrival homeowner stated that they had an electrician come out to their house because the AC kept tripping their breaker. The electrician told them that there is something grounded and it's coming from the HVAC side so they had to have someone come service it. I tested the compressor continuity at each point and showed the homeowner that the compressor is in fact grounded. Recommended either having rec work done for a compressor to be changed out if the owner is able to find warranty or for a comfort advisor to give an estimate on a new system. Homeowner agreed to have a comfort advisor come out to give them an estimate so they can weigh their options. Or this job I performed a evaluation. Upon arrival homeowner stated that they feel like the system has not been cooling as efficiently since last visit but they aren't sure if it's because it's been hotter or is missing refrigerant. During inspection I did not see any significant abnormalities what refrigerant or Delta levels one checked. I use the thermal camera to check the supply and return plenums and could see that there was cold air leaking out of them. I recommended properly sealing the plenums to help air not leak out. The homeowner mentioned that their wife has severe allergies, I briefly spoke about the best option for people with allergies installing a upgraded filter system and a UV system. Lead set for IAQ specialist, to look at system and give estimates.
Came to job for electrical inspection on townhouse and everything looks great only 4 years old and has GFI protection afci breakers everything it needs to be up to code all the grounding it needs even has a surge protector so house is up to date
For this job myself and Colby came back to replace the customers evaporator coil. We took the old one out, brazed in the new one and pulled a vacuum below 500 microns as well as performed a decay test on the system which it held. Charged the system to a 10⁰ Subcool and the system was producing 21⁰ of cool air.
Pricing on this estimate is to locate the source of leak causing the valve box to fill with water. Comfort Experts will excavate the area around the valve box tracking the water line to locate the source of the leak. While excavating we located a 3/4" Pex water line that was not tied into anything, with further diagnostics it was determined to be the water softener discharge line. It had been run into the ground, and left there. *The problem, is the softener system. The system is not cycling properly, causing a continuous flow of water out of the discharge line. In turn filling up the valve box and flowing out to the street.
This service call was made by contractor that was working on homeowner's roof found loose 24 volt wire at condenser fixed wire unit now working properly free on levels good collected payment by credit card
For this job I performed a evaluation. Upon inspection I suspected that the system was low on refrigerant due to hot suction line coil. I leak searched the system and found they leak in the indoor evaporator coil. Homeowner has p&l warranty. Homeowner was made aware that they will be a $550 charge for refrigerant. We need to order the evaporator coil and call to schedule when it arrives.
Installed new ceiling fan in Living room offered membership.
On this visit looked at both sides of the system. Cooling has a 15° superheat and 10° subcool. The system has a hard start installed by last service company. I recommend removing that and replacing it with a soft start made by micro aire. The benefits list of of this are long. This device has the ability to protect the compressor from surge and increase longevity and reduce inrush by 75% .

Found unit out of freon evaporator coil leaking setting up for comfort advisor to come out tomorrow and give estimate on equipment
Clear drain unit now draining also found evaporator coil clogged and dirty freon pressures not to spec unit could be possibly freezing up due to dirty coil customer is aware of this left estimates with customer does not want to move forward at this time with repairs charged for clearing drain
Replaced faulty air temperature sensor. Now reading temperature correctly. Water is still making its way into airhandler cabinet due to blower pulling the condensation of the coil. The main reason this happens is due to a failed sheen on the evaporator coil wich was just replaced so is highly unlikely, or high static pressure, with a zoned system this is very likely. Found that the bypass damper which is there to relieve static pressure when one of the zones is closed is failed. It will open when a zone is closed but when the zone is reopened it will stay open causing it to recycle conditioned air, causing lower air temps and causing the condenser to cycle off and on more than it should.
