Customer stated high humidity levels in home in home. Checked super heat subcool, checked airflow, checked temperature splits found txv bulb mounted incorrectly from another company. Removed and cleaned up pipe re installed correctly and insulated, found drain pan not under the 96% gas furnace and no drain protection for AC installed drain switch on primary drain and relocated drain pan under furnace. Comfort advisor coming out Monday morning to perform heat load calculation on home to give some options to fix humidity either installing correct size system or installing a dehumidifier.

Returned to home for a 2lb charge of r410a quote from previous visit. Before and after photos taken showing: R410a tank weighed on a zeroed scale, tank weight at 206oz and ending in 175oz, subcooling before and after 2lbs charge from 5° to 12.4° which manufacturers data tag states 13°. Successful charge. System cooling and functional at this time.

Performed plumbing tune up. Plumbing is in working order at this time. Three water heaters are over 10yrs old and should be replaced. Also recommend replacing multitude stops at toilets and sinks
Had a phone call with Gross and he verbally agreed to purchase 2lbs of r410a refrigerant 4/24/25. I informed dispatch to put it on me first call on 4/24/25. Claimed he purchased a home warranty today and will deal with the major issues at a later date with them.

2017 5t electric. 2006 upstairs unit, r22 leaks in coil detected. Filter replaced. Drain line clear. Uv bulb out. Biological growth present. Compressor inrush amperage exceeds manufacturers specifications. Refrigerant charge acceptable. Low voltage wire unprotected. Contactor has heavy pitting and scorching. Homeowner declined all recommendations for optimal performance. Homeowner declined my invitation to inspect 2006 upstairs unit, but i still did a courtesy leak detection. Encouraged him on the upstairs unit but is not ready.
Upon arrival tech replaced the old x13 motor with the new one tech highly recommends a cleaning for the blower cage . System is up and runing
Adjusted the indoor settings for electric heat.
Upon arrival, technician found that condenser was coming on downstairs fan was not working properly. Module inside fan motor is out. Order a near fan motor.

Gas system Lenox system Coil M/N CHX35-30B-6F-2 S/N 6021K18032 evaporator coil is up to techs standards tech didn't find a leak A-frame coil does have signs of rust which is common for the age of system Coil is using a thermal expansion valve "TXV" There is no drain protection on system No biological growth at this time Furnace M/N ML180UH070E36B-55 S/N 1721M26514 Blower motor bearing are in good condition Blower cage doesn't need a cleaning Inducer motor is in good condition Gas line has sediment trap Safetys are working properly Heat exchanger is up to standards and has no cracks Filter is still clean Both return & supply plenum are metal inside and are in great condition Flue pipe is up to code Sub cool is at 8 & super heat is 20 Lennox M/N ML14XC1S030-230A05 S/N 1921K66769 Compressor has a inrush amp of 79 manufactur recommendations 67.3 Running amps on compressor is 4.59 under manufactur recommendations F
Performed plumbing tune up. Toilet in guest bath fills slow. Gave recommendations for repairs. Customer declined repairs at this time as home is under renovation. Could not look at master bath as flooring is being redone
