On arrival both systems running and cooling. Downstairs unit made 20 delta upstairs 14. Indoor units dusty and evaporator coils corroded. Outdoor units passed all electrical testing. Upstairs system low on refridgerant with a 2-3 degree subcool with a 38 superheat. Downstairs system had normal refridgerant levels. Recommended speaking to a comfort advisor about replacing upstairs system, he's gonna wait till it quits and replace it at that time. For this super tune-up I expected the customers upstairs and downstairs furnaces and condensers. For the most part all equipment was measuring within manufactures specs and running well. I did fine that the ignition components for the upstairs furnace are oxidized and corroded which I would recommend replacing. Additionally the downstairs system was over amping on startup and the dual run capacitor was slightly out of tolerance which I recommended replacing. The customer wanted to just have a hard start kit installed today and may have other recommendations installed or completed at a later date. The hard start kit reduced the startup amperage to the compressor to 85A from 140A.
On arrival fan was not turning on due to 0/0 capicator. Once replaced system resumed cooling. Customer would like to have a maintenance scheduled for tomorrow.
Found bad capacitor on condenser replaced capacitor added 1 lb to 14a refrigerant unit now working properly collected payment by credit card
Arrived for service eval Breaker tripped Contactor capacitor and concerned fan motor replaced all three Homeowner is aware system is unlikely to last much longer Compressor is overamping and refrigerant is overcharged to compensate for the low side restriction
and a cooling tuneup on two out of the four systems in the home. On the Lennox air handler it was pulling a six Delta. Also, the drip pan is leaking and has a hole. I gave the homeowner a warning that this is of immediate concern and he let me know that he was going to contact the people who installed it to have it fixed. On the second system (Rheem) Nothing was out of the ordinary. The outdoor units all the electronic components were intolerance. on the Lennox I measured very low pressure and low refrigerant. I let the customer know we could do a leak search, but he insisted that he would go with the company that installed the equipment. Suggested hard start kits and they were declined. Also suggested a new disconnect as the one he has was starting to melt away the plastic.

Today we showed up for a clog at the kitchen sink. There was a foreign object stuck inside the garbage disposal. I was able to unjam, the garbage disposal worked and it should, and drained. Thank you for choosing comfort experts !
Arrived for FSO blower very dusty and failed Quoted replacement Electrostatic filters and water safeties declined all today
Pausing call, unable to get a hold of customer for payment. All three systems in good condition and producing adequate deltas. All three systems have box filters that are bypassing dust. Would benefit from April aire filters but are otherwise in good condition. All three condensers passed all electrical testing but overamped on start up. Recommend some form of start kit to address this. Systems cooling as I left.

On arrival system was off. Indoor unit producing only 14 degrees cooling. No water safety's on machine. Water bypassing coil drip pan into blower compartment and draining into emergency pan. Checked refridgerant and found a subcool of 5 and a superheat of 30 indicating either airflow, a restricted txv or.an airflow issue. Customers power to home went out after maintenance was complete but before any deeper evaluation could be done. Explained that without power if he wanted to find out root cause of problems he would need to book an evaluation.
