Customer could not get fireplace to stay lot performed diagnosis was able to get it lit but electronic valve kept throwing itself into the close position killing flame lit multiple times then a continousl click would happen and shut off steered customer in the direction of fireplace repair
Upon arrival cst explained to me that their hot water was getting hotter and hotter. After further inspection I found that the lower element was shorted on and thermostat needed to be replaced. Water heater was from 2008 and was never serviced, therefore I did not recommend repairs on this water heater. Cst agreed to replacement of 50g electric water heater. Upon arrival tech talked to home owner. Homeowner didn't have a filter for tech to change out tech started with the furnace everything is running up to techs standards. Tech moved to out side to the condensers where technician found everything to be acceptable and running perfectly fine technician washed and waxed. technician suggests upgrading UV light to iaq200
For this super tune-up I inspected the customer's furnace and condenser, the blower capacitor was out of tolerance and the flame sensor was also pretty oxidized. I recommended to the customer replacing both of those components as well as replacing the condenser contactor. While inspecting the furnace I took a Delta with the system in cooling and was only getting a 7° difference and after verifying with my gauges the system is undercharged and has a leak. Due to the positioning of the evaporator coil I was unable to find the leak but with the assistant being 12 years old and how low the Delta was that verifies my suspicion that there is a refrigerant leak in the system. Customer only wanted to replace the flame sensor and blower capacitor at this time and may revisit the idea of replacing the system next year.
Upon arrival Heatpump was very loud. Compressor would try to start but was not able. Found Primary electrical unit was burned and so were the run wires to Compressor and dual run cap. For this super tune-up I inspected the air handler and condenser, I replaced the dual run capacitor under warranty on the condenser since it was out of tolerance. Other than the capacitor everything else was measuring within manufacturer's specs and running well. I do recommend a UV system to sanitize the air in the home and prevent biological growth from continuing to spread and make the customers sick, I also recommend a level 1 duct cleaning since they have not had a duct cleaning in a while as well as adding whole home surge protection to protect sensitive electronics in the home. I set up a referral for a plumber to come out and look at the master bathtub drain, the customer said that the drain has separated from the pipe and leaking into the slab he believes.
Called out for possible water leak. Customer had landscaping done in September. Bill has been high since then. Turned off irrigation double check and meter is still showing a small leak. Will need to dig and find valve box Customer is going to call her landscaper and have him remove rock and locate leak. If it is something he did he will repair. If not, home owner will call us back. No work done at this time
