2015 furnace. 2025 evaporator coil. 2020 condenser unit. 1" filter replaced. Drain clear. Blower clean. Evaporator coil clean. Condenser unit washed. Refrigerant charge acceptable. DeltaT acceptable. Dryer vent is venting into attic and there is a lot of lint all about. No attic tent. Homeowner is aware of all systems and it's functions. Homeowner told me his wife passed in Oct 2024 and he has minimal finances to get the products I spoke about.
5/31/25 When we arrived the homeowner said he shutoff the system because water was leaking through his ceiling. Nathaniel and Aaron went into the attic and flushed a gallon of water through the primary and secondary drain, checked drain pan for cracked pan also checked duct pressures and temp splits, checked refrigerant pressures including superheat and subcool. The secondary drain did not have water in it and was letting air back in causing the primary drain to not drain backing water up into blower area. Filled both traps cycled on system for an hour and rechecked, unit is working good at this time. Previous spots of water are dry in the system, I do not see any visable damage from the water. We will come back Monday and double check install again. 6/2 Aaron checked back and went into the attic and checked the sheetrock it was all dry so I moved insulation back around. Hooked up gauges checked refrigerant pressures including superheat and subcool and added 16 Oz of Refrigerant to

Arrived to no cool. Found that the system had shut down on a high pressure sensor. Performed a hard reset and system started up. All pressures and temperatures were in normal range. Let the system run for about 45 minutes to try to see if the system would fail again. Could not diagnose a reason for the failure. System running and cooling the home upon departure.
Tech Cody arrived to customer's home and met the homeowner. Main house system is a 6yo amana heat pump, pool house is a 11yo comfort maker heat pump. OUTDOOR: I washed and waxed the unit before taking any readings, the compressor and fan motor were operating within manufacturer range, the auxiliary motor starter was within tolerance, the unit had a compressor saver installed. The refrigerant charge was within acceptable levels at this time. Pool House: INDOOR: System had a temperature split of 18 degrees, the homeowner will get a replacement filter for the unit today, the coil was clean, the blower was clean, the blower motor was in good condition.
