3/19/25 Technician took heat exchanger out, took it back to shop to clean, where techs were not able to clean it out completely. Mark W has ordered new heat exchanger, technician went back to put furnace back together, made it work for AC, furnace is down on heat side, technician will need to come back when new heat exchanger is in, tech confirmed AC side is working. Technician found water and flu technician drain flu. Technician also found flames not going into heat exchanger technician has system down. Heat pump is working at this moment. Gas pressures are good. Flu is good corners are good. Everything is working properly except for the heat exchanger there is snoot in the heat exchanger technician recommends replacing heat exchanger to fix issue. Technician has emailed homeowner both estimates one with membership and one without. Whichever homeowner wants to go through LP gas valve needs to be ordered as well as heat exchanger needs to be ordered System is down at this moment

Super tune up performed today on a 5 year old Goodman heat pump with air handler. All electrical connections are tight with no corrosion. PSC blower motor and capacitor are acceptable. Heat strips are pulling proper amperage. Blower wheel and evaporator coil are clean. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. All amp draws are acceptable. Spoke with customer regarding the picture sent in from the home inspection. The two punch outs in the air handler are for the disconnect breakers. The system is sealed from the inside and is designed to have those punch outs removed in order to access the breakers.

Tech Cody arrived to customer's home and met the homeowner. System is a 6yo trane heat pump. INDOOR: Temperature split was 19 degrees, the filter was clean, the drain line was clear, the static pressures were acceptable, the coil was clean, the blower was clean and the UV bulb is in need of replacement. OUTDOOR: I washed and waxed the unit, the compressor and fan motor were operating within manufacturer range, the auxiliary motor starter was within tolerance and the primary electrical control was in good condition. The refrigerant levels were at acceptable levels at this time. I shared my findings with the homeowner and recommended she replace the UV bulb, she could not at this time but intends to in the future. She requested I send the estimates to her email. System was cooling when I left.

Tech Cody arrived to customer's home and met the homeowner. When I arrived the homeowner showed me some water damage on the ceiling and informed me of the situation. There was water leaking from the unit on the return plenum side. I diagnosed a clogged primary drain line. The clog was underneath a sink in a bathroom downstairs. I shared my findings with the homeowner and explained the repair needed. I had to completely remove the section of pipe that was clogged and repair the drain line. Once the clog was removed and the drain line was repaired I poured 3 gallons of water down the drain which flowedwith no issue. I shared my repairs with the homeowner and the system. Was cooling when I left.

Heat strips are pulling proper amperage. Compressor and condenser fan motor are acceptable. No drain protection or surge protection has been installed. Gave estimates to install both. Refrigerant levels are in range. Outdoor unit was washed and waxed to help prevent sun damage.
