Super tune up performed today on a 5 year old Goodman heat pump with air handler. All electrical connections are tight with no corrosion. PSC blower motor and capacitor are acceptable. Heat strips are pulling proper amperage. Blower wheel and evaporator coil are clean. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. All amp draws are acceptable. System was slightly over charged when the evaporator coil was changed. Recovered 16oz of 410a refrigerant. System operating normally active of departure.
Evaporator coil changed out under P&L warranty. Pressure checked system, pulled a vacuum to 500 microns and recharged system. System operating in both heating and cooling upon departure.
Found system to be very low on refrigerant. Discovered a leak in the evaporator coil. Need to replace the evaporator coil and the TXV under P&L warranty. Need to order evaporator coil and TXV for Amana Model : AVPTC61D14 Serial : 2107567606
Arrived onsite customer had a water leak under sink in back bathroom. Repaired hot water line under home and installed new valve for faucet.
Spoke with customer regarding the picture sent in from the home inspection. The two punch outs in the air handler are for the disconnect breakers. The system is sealed from the inside and is designed to have those punch outs removed in order to access the breakers.
Tech Cody arrived to customer's home and met the homeowner. System is a 6yo trane heat pump. INDOOR: Temperature split was 19 degrees, the filter was clean, the drain line was clear, the static pressures were acceptable, the coil was clean, the blower was clean and the UV bulb is in need of replacement. OUTDOOR: I washed and waxed the unit, the compressor and fan motor were operating within manufacturer range, the auxiliary motor starter was within tolerance and the primary electrical control was in good condition. The refrigerant levels were at acceptable levels at this time. I shared my findings with the homeowner and recommended she replace the UV bulb, she could not at this time but intends to in the future. She requested I send the estimates to her email. System was cooling when I left.
Tech Cody arrived to customer's home and met the homeowner. When I arrived the homeowner showed me some water damage on the ceiling and informed me of the situation. There was water leaking from the unit on the return plenum side. I diagnosed a clogged primary drain line. The clog was underneath a sink in a bathroom downstairs. I shared my findings with the homeowner and explained the repair needed. I had to completely remove the section of pipe that was clogged and repair the drain line. Once the clog was removed and the drain line was repaired I poured 3 gallons of water down the drain which flowedwith no issue. I shared my repairs with the homeowner and the system. Was cooling when I left.

Heat strips are pulling proper amperage. Compressor and condenser fan motor are acceptable. No drain protection or surge protection has been installed. Gave estimates to install both. Refrigerant levels are in range. Outdoor unit was washed and waxed to help prevent sun damage.
The panel was great very clean tight connections and up to code the gfci's are all functional and in the correct locations and outlets are wired correctly
Upon arrival Customer stated system will not keep up. After evaluation found that the float swith in drain system was tripped. Tested drain with a gallon of water and the gallon went down with no issues. Found that drain had an incline and was allowing water to back up into float switch causing system to shut off. Strapped trap with plumbers strap to give decline for drain to drain properly Talked with customer about level 1 and 2 duct cleaning, also talked about just cleaning Blower and Evaporator coil. System needs cleaning before more issues arise.

Techs Cody and Mark arrived to customer's home and met the homeowner. When we arrived the downstairs indoor unit was running but the outdoor was not. The outdoor unit was giving the locked rotor fault code. We diagnosed a failed compressor saver and replaced it under warranty. System was cooling when we left.
