Double HVAC System Replacement

Desmond, Sergio, and Jacob spent the day and evening in Little Elm, TX removing both of my 15 year old HVAC systems and replacing them with new systems. It was a long day for them and they did a great job overall. My attic space is smaller but the newer equipment is physically bigger than what was removed.

Tech arrived at a tune-up. Upon inspection, the capacitor was within specs. The contactor was in working condition. The condenser coils were very dirty and were hosed off to assist with air flow across the coils. The filter was relatively clean. The blower area was dirty. The customer was informed of recommendations today. The system was functioning upon departure.

After opening up his main panel I found that the two breakers at the bottom right one of which controls the water heater are not the right kind of panel to fit into the breaker box I showed him exactly what needed to go into the breaker box and he said that he would be okay with doing the repair himself I also talked about a couple of other things that he might want around his house but at this point in time he's not interested in the extra projects

On arrival system was running and cooling producing a 17 degree delta. The indoor unit had a clean blower and coil. The uv bulbs were non functional. The outdoor unit passed all electrical testing. I installed the compressor saver kit but will need to return next Monday or Tuesday with the bulbs.

On arrival the system was running and cooling. I inspected the fan with water damage and it is unrelated to the hvac system. I inspected the indoor attic unit and the outdoor unit to ensure it's readiness for summer. I found the capicator on the outdoor unit out of tolerance. I recommended replacing it as once they are out of tolerance they improperly start the outdoormunit and are far more prone to complete failure. The compressor on the outdoor unit was overamping on start up so I recomended a compressor saver kit to decrease its work load and increase its lifespan. I recommended an iaq 200 air scrubber for the supply plenum to prevent buildup of biological growth. I also recommended a drain switch to better protect the house from any drain line clogs in the future. As I left the system was running and cooling. 02/18/24 Tyler s- after investigating the waterheater it was still producing hot water but the bottom has given out and it's leaking. The T&P line was warm to the touch and the tank appears to be under pressure, that caused the tank to fail. I quoted installing a new waterheater and then turned off the breaker and water supply to the unit before leaving.

After arrival I met with the homeowner and he explained to me the issue he's been having with the water heater and his garage. The heater on the left has an internal leak and is pouring into the drainpan. But luckily the heater on the right does not have any issues, but because the builders did not install multiple shut off valves, the homeowner has to shut off water to both water heaters in order for the leak to stop. The homeowner said that he spoke with the manufacturers and he is a year outside of his warranty and would like for us to cap the hot and cold water heater supply lines. So after calling my manager and getting the price, the homeowner did not want to move forward with it so I collected the $49 service fee.

After arrival I began my plumbing up and I explained to the homeowner the process of what today's job entailed. I started off looking at all the restrooms as well as the kitchen downstairs and noticed that everything has been replaced in the past couple years and the master bathroom was recently remodeled. The only thing I noticed was in all of the restrooms and the kitchen was that one of the P-traps in the downstairs bathroom had a surplus amount of pipe dough on it. I then went into the garage where the water heater is located and noticed that the vent was starting to rust and the emergency shut off valve was completely covered in hard water residue and is almost to the leaking stage.
