for this job, I did an evaluation. When I arrived, our system had a zero Delta, and the other system had a 20. System had turned cooling off due to a dirty filter code. Reset the code and system came back on and was cooling with a 21° Delta. Suggested homeowner Replace the dirty filter in his system today. Homeowner said he will.

Upon arrival for double tune up, I asked homeowner to show me to thermostats and indoor access to units I asked if he had filters and a container of bleach or white vinegar and he provided both I began with checking downstairs system which had good delta readings and new filter installed I then checked blower motor which was clean and in good condition Checked evaporator coil which was clean and in good condition Checked drain line with vinegar and 1 gallon of water, line had no backups Checked and tightened a few loose electrical connections Lastly I switched unit to heat and checked sequence of operation which all was working well and inducer motor has good amp draw Switched to upstairs unit and found everything to be in same good operating condition and new filter installed Moved to outdoor condenser units what I first checked safety disconnects, both are in good condition Then removed condenser fans and checked motor on both units, both in good condition Cleaned condenser coils
Capacitor swoled up, spoke about how units are out of P&L warranty Had a 20• delta Sold lifetime capacitor, contactor is buzzing and fan motor is rusting/ powder coat finish is melting off Compressor sounds “Rough” Thank you for choosing comfort experts, have a great day

For this job I performed a cooling tune up. Home owner recently replaced 2 units for downstairs and requested to only have the older unit evaluated. The unit had a 13 delta and low refrigerant based on gages and superheat. I spoke to homeowner about proceeding with diagnostics to find what repair is needed, replacing the unit, or leaving the unit running as is and waiting until failure. Arrived onsite customer directed me to water heaters located in attic. Gave different options for water heater replacement. Customer was just wanting to get m idea of cost so he can plan for it. Let customer know about financing as well.
for this job, I did a super tune up. Delta was good. Capacitor on PSC motor good. Filters were recently changed. Heat strip amp draw good. Drain line Tested good. At the outdoor unit Capacitor was good. Running amps good. in rush was high, suggesting a hard or soft start. Customer declined recommendation. System was running and cooling when I left.
For this job. I did a free second opinion. Neither The tenant or homeowner had an invoice from the other company. However, the homeowner said he would reach out to the office tomorrow. On arrival, neither system was running. fuse, was popped at the indoor. Other company had been out four times before my arrival, and had left the system in disarray. In order for me to continue diagnostic I had to get the system back to standard set up. Put a new fuse in and checked all connections. None popped the fuse. System continued running without issues for over 20 minutes. Tenant told me that the other company had a similar result, and that the fuse would pop after some amount of time. It’s possible that the system will fail again, and I will have to return, but for now system is running and cooling.
