Tech arrived at a Free second opinion. Proper documents were provided. He is in the process of moving. Upon inspection, the system was out of refrigerant. 14 year old Amana gas furnace with straight cool condenser. All electrical connections are tight with no corrosion. All amp draws are acceptable. Blower wheel and evaporator coil are clean. Refrigerant levels are in range. Compressor and condenser fan motor are acceptable. Condenser was washed and waxed.

Tech arrived at a tune-up. It was raining. There was a for sale sign out front. Upon inspection, the system appeared low on refrigerant. The indoor coil was leak searched and found to be leaking refrigerant. The filter was dirty and replaced. There was no drain safety. The capacitor was within specs. The customer was informed of recommendations today. Due to age, condition, price of repairs and presence of R22; it is recommended that the customer speak with a Comfort Advisor adout upgrading to something more reliable with warranties behind it. She mentioned that she would shop for pricing. We would like to be last if possible and we set up the meeting for Monday the 18th afternoon. She would also like an electrician out today. The office was notified and we will have someone out this afternoon.

System drian line was backed up. I cut both ends and cleared the coil drain line as well as the PVC line going to house plumbing.. system is back online and cooling.

After arrival, the homeowner brought me to the master bathroom where he was concerned that there was a leak underneath the jacuzzi bathtub. As we were walking outside, I noticed that it was a Pyramid home. So I asked if there was any way I was able to get underneath the house through a scuttle hole and he said there was one in his garage. After lifting up the scuttlehole, I noticed that there was a beam going across the whole area underneath the home and there was no way to get underneath the bathtub without having to dig an access hole to go underthe beam and drain out all of the water. I then opened up the closet to the water heater in the garage and there. I actually notice at the whole backwall was completely deteriorated and covered in microbial growth. After shutting the water heater off, I noticed that the Hissing of the leak seemed to stop, so that tells me that the leak is on the hotside. In order for me to investigate further, the water heater needs to be removed. But there's

Upon arrival I found the furnace wasn't staying lit, had loose wires on the control board, loose wires on limit switches. Blower wheel Is dirty and out of balance. Explained to Cust they have a lot of biological growth through our the system and duct work. Need to clean system to help prevent minor issues happening over and over. Recommended level 2 duct cleaning to clean system and duct work Fixed minor electrical issue system is operating at this time home was 68 heated up to 74 no issues at this time Need to follow up with Cust for monthly investment option on duct cleaning a week from today

After arrival I began my plumbing evaluation and I started off in the master bathroom. Where the main issue is located. I first noticed that it was brand new shower trim that was put in. So my first instinct was to unscrew the shower head from the shower arm sticking out of the wall and there. I noticed a 1/2 inch pile of sediment that was caked on the screen of the shower head. After removing that, as well as cleaning out a few other aertors, the pressure issue disappeared. I then spoke with the homeowner, and do you wanted to move forward with the water heater flush but the tenants had to leave in order to go to work. So he's going to put off getting the water heater flushed for right now and he'll give us what's called back whenever they're available. Thank you.
