Customer would like to replace the 36k btw mini split condenser with a 42k that he has in his garage, ready to change out. This is the unit for the master suite. He would also like to change out the condenser for the upstairs apartment with the 36k that is removed from the master suite and change out a mini split head in the bedroom. The master suite mini split is completely out of refrigerant due to a damaged flair fitting. This fitting will need to be repaired upon install of 42k condenser. The upstairs apartment unit also has a small leak at the flair fitting that will need to be repaired. This estimate is for all repairs that need to be done before any discounts offered with a membership. A membership with out company includes a yearly maintenance, discounts on services and priority scheduling. There are 6 mini splits in this home, each with multiple heads.

Clean coils and replaced air filter checked refrigerant readings all readings acceptable system is on and operating efficiently During inspection I also located and repaired multiple loose connections and tightened wires on breaker panel and disconnect

4 systems total. 3 systems in main home. Customer states that there is an abnormal amount of dust accumulating in the home. Upon further inspection, the technician has discovered mild dust build up starting to form on all 3 blower wheels and evaporator coils. There seems to be some air bypassing the box filters due to the construction of the filters and boxes. No apparent leaks in the duct work. Suggest a duct cleaning and a filter upgrade to prevent further buildup. Attic insulation level is currently at an R38. Main system does not have any drain protection. Filter boxes are as follows Upstairs system : 28x17 Main system : 28x21 East side system : 28x20

Tstat was set to heat 60 permanent, elderly homeowner did not know how to change it. I educated and set to cool 78 and the system came on and was escorted out. Homeowner believes it was a realtor that messed with it. I did not see a service fee. Home is empty and on the market.

2007 3.5t electric r22. Disconnect melted - replaced. Compressor and fan motor capacitor outside of tolerance- failing. Compressor amping exceeds manufacturers LRA. Contactor chatters. Evaporator coil has detectable leaks. Evaporator coil is extremely blocked. Heavy biological growth present. Filter system weak. Blower build up on wheel. Blower cap 7.5 weak. Was able to educate homeowner on the performance of current system. I expressed my concerns over the repair vs replacement. Homeowner agreed to a CA visit 8/9/24 @12-3p

5t goodman gas package 2014. No manufacturers warranty. System down upon arrival. Homeowner had Daffen out to diagnose. Confirmed low pressure switch trip which was Daffens diagnosis. Circuit board code confirmed this as well. Refrigerant control valve (TXV) compromised. I performed a courtesy leak detection and detected refrigerant molecules on the intake bottom side of aluminum evaporator coil. Compressor inrush Amp current exceeded manufacturers data specifications. I educated Homeowner on his systems performance. We discussed the option of the TXV replacement but upon finding refrigerant molecules present at the evaporator, we focused on the bigger picture. I helped him understand what all goes into the major surgery of the system and that it may not be wise to spend that much on a repair with no manufacturers warranty. I expressed the replacement of txv and evaporator coil does not ensure the compressors lasting damage won't be an issues sooner than later. Homeowner said h

Came out for an evaluation found breakers trip due to a break in the condensate line allowing moisture to cover all of the electrical components one breaker would not turn back on had to replace it under warranty and fixed the drain line got rid of the old accordion style hose and replaced it with 3/4-in PVC Left it easily removable for future service Pausing this job for the office to collect payment for the service fee

7/5/24 Upon arrival Customer stated 4 mini splits aren't working correctly, one in upstairs is blowing but not cooling as should. In mothers section of home one is leaking on the wall and upstairs has one that isn't even coming on at all. Master bedroom doesn't seem to keep up as should.
