Mark explained everything that was being done to my system. When he was done it was running really well.

Tankless flush (descale) Water in shower was going hot to cold. Tested after descale seems to be fine at this moment
Arrived for estimate on IAQ Looked at the system and the coil is extremely dirty and dusty, the UV they have is bad and talked about upgrading to our IAQ 200. We also talked about doing a new system We scheduled a comfort advisor for 07/24/24 6-8 to give a estimate Customer would like to have both options so they can decide what they wanted to do. Talked about the importance of keeping the system clean.

Cooling tune up performed on an Amana air handler and heat pump installed in 2007. Blower capacitor was weak and was changed in this visit. Blower wheel is dirty and should be cleaned. Evaporator coil is dirty and should be cleaned. Refrigerant levels are in range. Compressor and condenser fan motor are acceptable. 40/5 dual run capacitor was weak and was changed on this visit. Outdoor unit was washed to help with airflow.

Showed up for eval system running customer was complaining of troubles breathing however I found no issues with the unit and saw no signs of organic growth my only recommendation for her indoor air quality concerns is an IAQ 200 which the customer declined
System fuse blew out. I repair the out side wire and changed the fuse. Thankfully no damage to thermostat or low voltage control.
Arrived for service Eval HOW maintains and fixes HVAC for these apartments. Tenant has us out to diagnose cause the guy the keep sending isn't fixing the leak Secondary drain line is not called and no water safety is present Drain line is backing causing the leak Valve on the drain line was partially closed on arrival. Opened all the way Cannot diagnose anything further as the Condenser is on the roof and we don't have access
Her main breaker was tripped I reset it but her panel box is out dated and needs to be changed she was not interested in repairs at this time
2 system home. Both are Trane gas furnaces with straight cool condensers installed in 2003. R-22 units. Main system had a failed blower capacitor that prevented the blower from starting and caused the system to freeze. Replaced capacitor and performed function check. Refrigerant levels are in range but the compressor is amping a bit high due to age of equipment. Upstairs unit is only maintaining at 81 degrees ambient temp with a 13 degree delta t. Unit is low on refrigerant most likely due to a small leak in the evaporator coil. Compressor is amping very high likely due to low refrigerant levels and poor outside air flow. Both condensers were thoroughly washed and refrigerant levels seemed to improve slightly. Neither system has had drain protection installed. Condenser fan capacitor on the main unit is showing as weak and will need to be replaced soon if the customer doesn’t want to replace the systems. Comfort advisor is scheduled to meet with the customer tomorrow afternoon between
Upon arrival tech was shown to the unit and condenser. Tech started with the air handler every was up to our standards. After theair handler tech moved his way to the condenser everything looked good and up to our standards. Tech installed the uv 600 in the air handler.
Upon arrival Customer stated unit was freezing up, after evaluation found that filter was 100% blocked with dust and dirt causing low airflow and system to freeze. Filter was changed, Refrigerant levels were acceptable, Washed Condenser coil and left system in cool mode
