Homeowners brother gave access to home Replaced filter Drains clear Coil and Blower very dusty Recommended cleaning both and the duct work UV system required to eliminate biological growth from air flow Heat strips fine Condenser coil is clean Motors capacitors and refrigerant fine Brother will discuss options with Homeowner and get back to us
HTU completed, dust build up in duct work is pretty heavy, went over duct cleaning with customer, he wants to wait at this time System is operating efficiently Cleaned and waxed outdoor, tested drains, and changed air filter Electrical connections tight and secure

Heat tune up on 2012 Goodman heat pump checked all components and operation some biological growth present in air handler no compressor saver or surge protection.
2014 3t gas closet upflow. Expired manufacturers warranty. Homeowner (90yo) greeted me with a claim "I think it's at the end of its life". I completed a thorough evaluation of the system and found that there is a history of refrigerant recharge and capacitor replacement. The filter needs replacement. Drain line is clear but has rust sediment. The evaporator coil has an oil spot and leaks detected. UV bulb not functional. Blower motor has oil present. Wheel is dirty. Burners have corrosion on it. Inducer fan motor has slightly higher amps than rated. The compressor inrush amps exceed manufacturers specifications. Compressor saver is compromised. Surge protector is out on the condenser unit. The homeowner agreed to Saturday 1/18/25 @10am for a CA appointment. I spoke to her son and he will be there to help the process. System is functional but diminishing in performance.
Front bed room has low air flow trunk line duct splits to three rooms one bathroom and two bedrooms. Would take the furthest room from the unit and run dedicated duct price is good for 30 days.

Upon arrival system not running heat strips Found that thermostat Stat had no emergency heat mode replaced thermostat heat strips working and heating home Planning to come back next Friday after noon with Ryan to leak find and repair since the cold made it impossible to leak check with soapy bubbles and leak detector acting up in cold
Installers gave the customer a 1 and 1 thermostat with no option for back up heat. Today I replaced it with a 2 and 1. And I've also bumped up the fan speed.
