Mark is an excellent Service Technician. Very knowledgeable, detailed, experienced and most of all concerned about the customer satisfaction. He really cares about me and the job he is doing. SMALL NOTE OF CONCERN: I am a very loyal customer (You-all are the best!). A member of the Annual Service Contract (monthly fee). My three high end "state of the art" Systems were purchased about 6 months ago (still under warranty). And, am wondering why I paid $79.00 for a service call for low voltage fuse replacement?

Replaced failed X-13 Motor and ran system check. Found no other issues with the system at this time. Left with system in heat
Master/living and kitchen Airhandlers Checked and tightened all electrical connections Heat strips were functional and within manufacture range UV system in kitchen Airhandler is out and needs replacement, UV system in master/ living is on but past date of replacement Changed customer provided filters Drains have slight build up in traps Blower motors and wheels where acceptable Evaporator coils were acceptable Both Airhandlers have biological growth build up Master/living and kitchen Heatpumps Checked and and tightened all electrical connections Dual run capacitors were within manufacture range Primary electrical units were acceptable Defrost boards were acceptable Defrosts were functional Refrigerant levels were acceptable at this time Fan blades and motors were acceptable Condenser coils were acceptable Washed condenser coils from the inside out Recommended drain cleanings, compressor saver for master/living Heatpump. And either uv upgrades or lamp replacements
If water heater breaker trips then the breaker will need to be replaced with square d home line double pole 30 with w singles on outside picture of current 20 amp is incompleted form Pausing job for Donna to sign
The switch for the chandelier in the room to the left is the problem he would like to replace that himself and there was no issue with the outlet in the bathroom

Found the system slightly over charged. Adjusted refrigerant charge and adjusted the heat kit fan speed. PREVIOUS TECH SHOULD NOT HAVE CHARGED A SF. WILL SEND OUT AN EMAIL TO HAVE THE PAYMENT REVERSED.
Two system tune up performed today. All electrical connections are tight with no corrosion. Both systems are clean. Heat strips are pulling proper amperage. Both compressors and condenser fan motors are acceptable. Refrigerant levels are in range. Reversing valves and defrost control boards are working as they should.
Upon arrival 2019 Trane Heatpump was out on soft lock out due to the Heatpump going into defrost multiple times within the hour. Checked refrigerant pressure and found the true suction port had low pressure causing the line temp to drop rapidly in turn causing the defrost cycle to kick on multiple times. Found outdoor TXV is not adjusting and is failed. Talked with customer about pricing and customer stated she wants to wait for nowb
Customer has 2 jets in tub that aren't working Electrician to look at a recepticle that is not working and with that is intermittent Two system tune up performed today. Upstairs unit is a 4 year old Amana heat pump with air handler. All electrical connections are tight with no corrosion. System is clean. Refrigerant levels are in range. Downstairs unit is an 8 year old Lennox heat pump. All electrical connections are tight with no corrosion. blower wheel has some build up starting to form and should be cleaned soon. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Plumber is set to meet with the customer today. Electrician is set to meet with customer tomorrow.
Upon arrival customer stated system would not heat properly and the Heatpump would continuously cut on and off. During evaluation found the Heatpump to going out on high head pressure and the X-13 blower motor not running in the airhandler. Checked high and low voltage to the blower motor, the motor was getting proper high and low voltage but not running. X-13 Blower motor has failed. Collected half for now NEED TO ORDER X-13 BLOWER MOTOR AIRHANDLER MODEL - ASPT37C14AC SERIAL - 2112149096
Upon arrival customer stated system would not heat. During evaluation found the switch for the furnace power was burned and melted. Replaced switch and ran system check. Left with system in heat.
Upon arrival customer stated the system would do anything. During evaluation found that there was no low voltage at the heatpump or thermostat. Found drain switch to tripped and P trap was clogged. Cleared and treated drain and left with system in heat
Completed STU on both systems. Found biological growth in both systems. Recommend adding UV system to down stairs and replacing UV build in upstairs along with cleaning of both indoor units. Recommend adding low voltage protection to outdoor downstairs system. Recommend using filtration at units instead of at wall and ceiling registers.
STU completed. Found leaks on both supply and return plenum. Filter that needs to be replaced. Areas of no insulation in attic. Appliances and drains venting in attic space. No secondary drain line. Incomplete fuel line abandoned. Exposed splices located in attic. Found incorrect capacitor used on outdoor system causing damage to outdoor fan. Bearings are failing due to loss of lubricant from overheating. Exposed low voltage splice on outdoor unit. Non protected low voltage line. Water heater venting into attic directly above air handler . Recommend electrical inspection
