Upon arrival Customer stated they had lighting close to home last night, Didn't lose power but had whole home surge protection tripped. Customer reset breaker and system came back on and was working. After checking all electrical and all operations of system found Primary electrical unit had some ant build up in contacts, still working properly but Recommended replacement before failure, signed on HBPPLAN

UPon arrival customer stated system would come on and off but never cool. After evaluation found clogged drain. Cleared and treated drain, tested system for correct operation. Left system in cool mode customer confirmed

Opening up their panel they didn't have a surge protector and I couldn't find a ground rod out side I talked extensively about the two but they are not interested in getting them at this time

5 systems, main kitchen system doesn't have enough return air, and needs some refrigerant, searched for leak and couldn't find one, hs likely been under charged since installation. This system also needs a chemical evap coil clean. Drains were clogged and emergency drain pan was full of water. Cleared Drains and cleaned up water. Found multiple air leaks on ducts, sealed. Also adjusted fall on drain, there is little to no fall on a really long drain run, will likely clogged again Older r22 system has a multiple leaks in the evaporator coil, low on refrigerant. Replaced 5 mfd capacitor to start system and test, suction line pressure was low likely have a bad refrigerant expansion valve as well. Drain pan was full of water and primary was clo gged, cleared Drains and cleaned up pans. Also found a return air vent completely disconnected, repaired duct and sealed Main area systems, one system has a blower motor that is extremely noisy, located multiple supply duct leaks. Tech Cody arrived to customer's home and met Mrs.Messinger. she guided me inside to the thermostat and indoor unit, the system was running but not cooling. When I hooked up my guages to test for refrigerant pressures, I found that the pressures were almost equivalent. I tested the TXV for constriction as well as the filter drier and found both to be operating normally. I then tested the electrical control outside which was operating normally. I then took an amp draw of the compressor and noticed it was running at only 1.06 amps, far below normal operation. I tested the windings of the compressor and found them to be in good condition so this left me with the conclusion that the compressor had mechanically failed and was not pumping the refrigerant properly. When talking to the home owner I presented my findings and she decided it would be best to set up a meeting with a comfort advisor for replacing the current system.

Tech Cody arrived to Customer's home and met Mrs. Ristau. She guided me inside to the thermostat and attic access, I started the tune up at the indoor unit. I found the coil to be clean with no signs of corrosion, the blower wheel was clean along with the entire cabinet. Outside I started with washing the coil before taking any readings. The electrical readings showed the equipment to be operating normally according to manufacturer data tag. There was no compressor saver installed and I explained the importance of this component to the homeowner. She did not want to purchase a membership or compressor saver with us without first talking to he husband.

Arrived to no cool. Condenser fan motor had failed. Replaced fan motor and added a compressor saver to help with the efficiency and reliability of the system.

System was severely over charged, recoverd 20oz of r410a Subcooling was @25 is now regulation between 9 and 12. TXV was improperly installed, adjusted and insulated which helped the refrigerant change significantly. System is a 3.5 ton, only has a 20x30 filter grill return. System does not have enough return air causing high superheat readings and Subcooling to jump around. Need to add another return and duct to Airhandler. System is operating much better and was cooling them home as I left. Without fixing the airflow issue System could still short cycle. Cust needs to talk to husband about doing repair will follow up and get scheduled

4/16/24 Upon arrival I found two control boards with fault codes and two compressors not operating out of 4. One fault code showed open start circuit, located a bad capacitor and swapped 40mfd capacitor. On the other control board I had a faulty outdoor ambient temperature sensor code, located ambient sensor that was caked in sut, cleaned sensor and checked resistance. Sensor was acceptable after cleaning. Reset board and compressor started right up, board did not send code again. While working on condensers I noticed all three systems would cycle on and off every 10-15 mins, checked air handlers and found three emergency drain pans full of water. Systems kept short cycling due to float switch activation. Cleaned emergency drain pans and put condesate treatments in evaporator coil drain pans. All three primary drains were severely clogged, cleared drains and then poured a gallon of water down them. Drains are draining properly now. Systems were no longer short cycling CONDENSERs outsid
