Home is a duplex with 2 5 head mini split systems. 119 has a Tennant and only 2 heads are blowing cool air while the other 3 are blowing warm air. Multiple heads are leaking Refrigerant. Linsets are leaking Refrigerant. Tried calling owner of property and was unable to contact them. Highly recommend replacement and switch to a regular split system. 121 has the same issues. Multiple heads leaking Refrigerant and Recommend replacing and switch to regular split system Comfort advisor would need to be scheduled to hear pricing of new systems
Upon arrival Customer stated system completely froze the day before. During evaluation started system and ecm Fan motor never started, coils began to freeze. Ecm Blower motor has Fan and intermittently starts and stops. 2011 3t duel fuel closet upflow. Expired manufacturers warranty. Filter replaced. Blower dirty. Evaporator coils detected leaks. DeltaT low. Refrigerant charge blow tolerance. Inrush amperage on compressor is exceeding manufacturers specifications. Vapor line insulation compromised. Condenser fan motor FLA is below manufacturers specifications. I sat with homeowner and shared all evidences with photos and video. Homeowner is elderly and claims to have a trust her son who lives in another state controls. I offered to speak to son but she declined. The roof blew off at the beginning of March and the homeowner was overwhelmed. Declined all potential options to restore and replace. I've explained system performance issues and saftey hazards. Homeowner fully understands the consequences of not doing anything. If a 45 is to be ran, please send me. System functioning but heavily diminishing in performance.
Came to job to swap out wifi connector for generac generator,generator wouldn't get to the countdown so swapped out wifi piece and it went to countdown
Upon arrival technician talked to homeowner and asked questions about home. Technician then grabbed tools and started in furnace in attic. Insulation levels where good, technician then took panels off and took pictures of blower wheel all in good condition, took pictures of coil all good condition, took pictures of filter which was dirty and technician changed. Plenums where all good and clean. Technician then took readings of inducer motor, and other. Technician then noticed a unglued pvc joint from drain line and fixed it real quick. Technician checked pan all good, aswell as the system having a safety switch. Technician then continued on outside condenser unit, took panels off and washed unit aswell as taking leafs out of unit on bottom. Technician then waxed unit and hooked up gauges, refrigerant levels where in range, also taking capacitor readings all in range and contactor looking in good condition. Technician took delta. Technician then wrote recommendations and talked to homeo

$49 plumbing eval PPC Google 1/2 price. Ran water in lavatory drain and shower drain in attempt to duplicate possible leak. We were not able to make water show up on outside foundation. Checked shower riser and line was dry in wall. Video show no separation Leak is not from potable water line as foundation would be wet all the time We will put test ball in shower drain and fill with water. Monitor level for 15 minutes Shower pan test held water for 15 minutes and no water showed up on outside foundation showing no leaks at this time

2018 5t goodman/nortek closet upflow straight electric. Expired manufacturers warranty. Filter replaced. Evaporator coil inspected- slight buildup and discoloration. Drain line clear - no safety switch to prevent flooding. Blower wheel inspected - loud but clean. Primary condensate pan inspected. Condenser coils washed thoroughly removing all airflow restricting debris. Refrigerant charge inspected - fluctuating pressures and superheat/subcool even after coils were washed. Air Conditioning cycle - system comes on when properly called from thermostat. Compressors INRUSH amperage exceeds manufacturers specifications indicating a compromised compressor. 70/5 dual run capacitor - fan side below tolerance indicating fan motor amperage issues. Primary electrical control contractor has proper voltage on line and load side. All electrical connections are tight. Thermostat fully functional. Two system tune up performed today. Goodman heat pump with air handler installed in 2017 and Rheem straight electric system installed in 2020. All electrical connections are tight with no corrosion. There is no drain protection on the Goodman unit. Compressors and a Condenser fan motors are acceptable. Refrigerant levels are in range. Both outdoor units were washed and waxed. Highly recommend adding a compressor saver to each unit, a drain switch to the Goodman air handler and surge protection to each breaker panel.
