Performed system tune up, all components of the system tested to within manufacture range and tolerances. Washed condenser coils with water. Have no recommendations at this time due to homeowner moving and home being empty.
Upon arrival for tune-up customer stated she did not run AC system for the whole summer due to previous tech stating that there was a leak in the evaporator coil during tune-up checked the furnace all safeties are working properly blower is acceptable evaporator cool was acceptable while checking the heat pump found that the dual run cap had failed put a new one on to check refrigerant levels and other components while system was running found that the refrigerant levels or right at the recommended superheat for the indoor wet bulb and outdoor temperature then perform leak search on evaporator coil found no leaks explain customer all issues and all findings and replace dual run cap left system off for customers request but system is ready to run in cooling and heating
This water heater is a basic install with 6 yr warranty
I have is my electrical tune-up everything looks great he has surge protection he has a generator inlet and interlock the gfcis in the house are functional and he hasn't had any issues recently
I have completed my electrical tune-up I have found that the main electrical panel for the house is a Federal Pacific and although the homeowner was not home I called him and we discussed how Federal Pacific is no longer a accepted brand to be inside of a home and possibly changing it out he said that he needed to think about it but I have encouraged him to do his own research on the matter and to please contact us if or when he is ready to get the panel changed
Super tone up performed today on a Ducane heat pump with air handler installed in 2024. All electrical connections are tight with no corrosion. PSC blower motor and capacitor are acceptable. Blower wheel and evaporator coil are clean. Compressor is acceptable. Vibrations are coming from the outdoor unit. Outdoor fan blade is out of balance and causing a humming sound. Condenser fan motor was checked and bearings are tight and amp draw is acceptable. Outdoor unit was washed and waxed. Refrigerant levels are in range.
Customer not available till after 12 2012 Amana Gas Furnace Checked and tightened all electrical connections Customer recently changed filters Drain was clear and drained at this time Blower motor and wheel were acceptable Evaporator coil was acceptable Inducer motor is functional All safeties are functional at this time Ignition system is functional UV system is on and functional. Customer has the house on the market and are getting ready to sell
Super tune up performed today. System. Is running as it should. Refrigerant levels are in range. Outdoor unit was washed and waxed. Thermostat replaced on this visit.

Performed Tune up on system Indoor clean Unable to change filter due to customer not having filter at this time Blower and evaporator were acceptable Refrigerant levels were acceptable at this time Condenser coils were heavily compacted with dust and dirt Cleared debris from the bottom of the unit Washed condenser coils from the inside out Recommended unit surge protection during visit
Replaced customer supplied emergency drain pan and installed drain switch. Performed function check. System running and cooling the home upon departure.
Customer concerned about dust levels in the house. Talked with customer about airflow and possible duct leaks. Could not find any duct leaks in return but found a leak in the supply and sealed the leak. Disabled fresh air intake for now to rule out outside dust entering system recommended regulating time that doors are open as well. If issues continue she will call back to do further testing
