On arrival the system was running and cooling and producing a 17 degree delta. The blower and coil were clean and the drain line flowed when flushed. The outdoor unit passed all electrical tests except for the fact that the compressor pulled 138 amps on start up and the maximum it is rated for is 112. I recommended a compressor saver kit to address this and to reduce the wear and workload on the compressor moving forward. Thanks for choosing comfort experts and have a great day!

Tech arrived for a service call. Upon arrival the customer mentioned that there was water leaking in the home. There were water stains in the living room and master bedroom. These areas had temperature differences indicated by the FLIR camera. The tech was unable to confirm proper flashing on the roof and exterior walls. There was a gap in the flashing above the condenser area drain. The area below the condenser is not easily accessible. There did not appear to be any temperature differences below the furnace or water heater. The customer mentioned that they confirmed that plumbing did not appear to be an issue as they turned it off and on to test for leaks. It is strongly advised that the home warranty company/builder be contacted to identify and evaluated damages and sources. The customer would like to be emailed pictures.

Tech arrived for a HTU. Upon inspection the capacitor was within specs. The contactor was scorched. The compressor was pulling high amperage on startup. The system did not appear to have Surge Protection. The filter was relatively clean. The ducts were a little dirty. The drain system was clear and vinegar was poured. There was a pan switch but no float switch. The heating system reached complete ignition. There was water around one of the vents. The area was investigated in the attic and a vent pipe appeared to be leaking as there was water beneath this area. The customer was informed that we provided plumbing services. She is going to try and reach her home warranty company and will call us back out if she can not contact them. The customer plans on getting a duct cleaning done after the construction on the area is finished in a couple of months. The system was functioning upon departure.
